In this recent episode of The Nick Fong PODCAST, Nick interviews Erico Garcia, the Director of B2B Media for REBS (Real Estate Business Summit). They meet to discuss the REBS event program, which includes conferences with experts in the industry.
Being the broker and founder of Ronival Real Estate, this program has a direct affect on his business. In February of this year, Erico revealed his insight and his focus on building commercial contacts between real estate agents in Cabo. Now, keep reading to get the inside scoop from the experts.
Erico Garcia and his company B2B Media
Stationed at his main office in Mexico City, Erico also has offices in Dallas Texas and Miami Florida. He tells Nick that his partner manages the Miami office. Erico first established his business out of Mexico City in the year 2000, 23 years ago. He tells Nick that they travel a lot in this business.
B2B Media is centered around real estate. Business to Business, or B2B, simply means they work with businesses versus customers. A multi-media platform focusing on real estate both in Mexico and outside of Mexico, B2B Media works with investors, developers, brokers and builders to provide online content for their businesses.
The 2023 real estate market expectations
Nick is quite excited about the 2023 real estate market expectations . In 2022, the real estate market was like a roller coaster, though it grew and had a great outcome. According to Nick, everyone on his Ronival team had been used to prices climbing rapidly and properties selling fast. But in 2022, the market slowed a bit due to inflation and other economic factors, causing the market to “normalize” in his words.
Now that’s it’s 2023, Nick expects a normal real estate market, which means you actually must work to sell real estate. When he says that, they share a laugh because the market has grown so fast over the last few years that it’s been easy lately. But as we all know, buying and selling real estate takes effort. Now they’re back to reality!
Nick expects real estate prices to stay very stable throughout the year. There may be a contraction in real estate professionals, as they decide they don’t want to put in that extra effort, and the normalizing market will cause perception shifts like a reset in thinking after the real estate boom.
Factors for choosing the right brokerage
Being such an easy market recently, many people started selling real estate without a license. Nick says that is very dangerous to both the buyer and the seller. Some projects in the area have taken place without proper, legal representation. Not using a licensed agent is super risky according to Nick.
