SOFT CLOSING: Close deals faster
As you already know, real estate transactions are normally done through a hard closing. To define it, this is a title transfer that is exchanged for the entire price of the purchase. A soft closing on the other hand is different. Soft closings are completed before the title transfer paperwork is ready.
If you use a “promise to purchase” or a “promise to trust” contract that is drafted by a real estate attorney, The Possession of the purchase price funds are allowed to be released to the seller.
When you perform a soft closing, the buyer can move into the house much faster. Also, the seller gets the majority of their money right away. Additionally, you as a real estate agent get your real estate commissions that much faster. Try this on your next closing!
The new Mexican federal policy
To begin, all foreign residents in Mexico will soon be required to obtain a federal tax number, as stated in the recent tax reform. That means, both temporary and permanent residents that are 18 years of age or older must have get their RFC number by the first of July. This is regardless of earning income in Mexico or not.
Your RFC number is used by the Mexican federal government for a range of purposes. But the primary purpose of the RFC is to track income. Also, it detects potential money laundering cases.
Dealing with multiple offers at the same time
In this featured video, Nick states that when you receive multiple offers at the same time, never submit more than one counter offer at the same time. To begin, it’s an MLS violation that can get you into trouble. On top of that, if you provide a counter offer, you and your seller will be in a bad situation. Legal action is a possibility if you allow that to happen.
The solution: Just counter one-at-a-time. If you have any questions about uniqueness with your specific situation, speak with your broker to ensure you follow through correctly. Also, be sure to read through your MLS rules to fully understand them before proceeding.
Biggest problem in real estate: COMMUNICATION

Also, many of those problems stem from a lack of communication or no communication at all.
