When you represent the buyer, you are the selling agent – the agent selling the property to the buyer. And obviously the listing agent represents the owner of the property that wants to sell it. Here’s a simple explanation:
- Listing agent: represents the property owner who wants to sell. They list the property on the MLS, market it, arrange showings, ensure documentation is accurate, and negotiate the sale on behalf of the seller.
- Selling agent (buyer’s agent): represents the buyer. This is the agent who brings the buyer to the transaction and helps negotiate the purchase.
Although it sounds counterintuitive, the “selling agent” is actually the one working with the buyer. As Nick admits, it’s a common mistake to think the selling agent is the one selling the listing—but that’s actually the listing agent’s role. How to close more real estate deals and make more money
Nick Fong has one tip that will help you close more deals. As he says, when you get a property under contract—whether you represent the buyer or the seller, or both—consider a power of attorney. With the delays that occur during closings and knowing that most buyers and sellers do not live in Cabo or elsewhere in Baja California Sur, it’s easier to get that power of attorney.
Even more importantly, Nick says that if they’re living in the United States or in Canada, Nick and his real estate agents have the ability to do a remote power of attorney. Also, he says that this is something new. So if you want more information, definitely let them know. But in general, use a power of attorney. That will lead to more sales and more money in your pocket.
