Listing agent vs. selling agent EXPLAINED

Nick reveals a concise explanation in the video about how a buyer’s agent differs from a selling agent.  As he explains the difference, Nick says that he had those backwards when he first started his real estate careen.  Originally, he thought that the selling agent represented the listing.  Of course, he learned very quickly that when you represent the buyer, you are the selling agent – the agent selling the property to the buyer.

After now understanding that the selling agent is the agent representing the buyer, obviously the listing agent represents the owner of the property that wants to sell it.  As such, the listing agent lists the property live in the MLS system.  Then, the listing agent markets the property to bring in selling agents who represent buyers.  Listing agents arrange appointments and they make sure all documentation is present and accurate.  Lastly, they negotiate the sale on behalf of the owner.

How does technology support and organize help?

According to Nick, technology plays a key role in the success of Ronival Real Estate.  He says that in order to have achieved the success they have and will continue to have, technology allows Ronival to be better organized.  As an example, it allows Nick and his agents to know more about their clients so they can provide the best customer service possible.  Also, it provides a foundation for better communication.

It’s always important to start with a great CRM, or Customer Response Management system.  Nick Fong’s CRM houses all of Ronival’s client information and status.  It covers all operations from sales to property management.  Most importantly, the CRM handles the monthly rentals and vacation rentals all handled by Ronival Real Estate.

Nick reveals that their success comes from real estate technology being used to help him and his entire team throughout Baja Sur to respond to client requests very quickly – it channels them to the right person right away.  Then, real estate technology provides all that is needed for a productive and fruitful client conversation.  Also, it ensures that the professional relationship will grow and strengthen with every contact.

How to close more deals and make more money

Nick Fong has one tip that will help you close more deals.  As he says, when you get a property under contract, whether you represent the buyer or the seller, or both, consider a power of attorney.  With the delays that occur during closings and knowing that most buyers and sellers do not live in Cabo or elsewhere in Baja California Sur, it’s easier to get that power of attorney.

Even more importantly, Nick says that if they’re living in the United States or in Canada, Nick and his real estate agents have the ability to do a remote power of attorney.  Also, he says that this is something new.  So if you want more information, definitely let them know.  But in general, use a power of attorney.  That will lead to more sales and more money in your pocket.
