Be responsible and don’t miss any details

Nick begins in the video by asking if you completed a final walkthrough after closing a deal as a listing agent.  As he states, it’s very important that you perform a final walkthrough for your benefit and the benefit of your seller.  Then, he asks what could possibly happen.

Providing one of his own examples, Nick reveals that one of his listing agents who recently closed on a property ran into a big issue.  To explain, the day after closing, the buyer reported that items were missing from the condo they had purchased.  Fortunately, it wasn’t the responsibility of the listing agent.

There’s a simple reason that listing agents aren’t responsible for missing items after closing.  The buyer’s agent is always responsible to make sure all items are there when closing a sale.  As you read in Nick’s example, there was a final walkthrough.  But unfortunately, someone had entered the condo after the final closing and stole some items, which was the buyer’s responsibility since they now owned the condo.

What you should do to stop gambling with your career

You should get a mentor, get a coach.  And you need to surround yourself with other like-minded real estate agents that will push you forward.  Surround yourself with real estate agents that will help make you a better real estate agent yourself.  It’s time to invest in it to ensure success.  Surround yourself with the right people that are going to make you a better real estate agent.

Get a mentor and a coach for guidance

Although Nick Fong was already successful as a real estate broker, when he signed up for coaching, his business took off like a rocket. Make sure you get someone that will tell you to do this or to not do that. When your steps are guided by the right mentor and coach, their insight will keep you on the right path to success – you can avoid the mistakes that they had made.

Make more money by closing more deals

Nick Fong reveals one tip that’ll truly help you close even more deals.  As he states in the video, when you get a property under contract, whether you represent the seller or the buyer, please consider using a power of attorney.  When delays occur very commonly during closings it’s easier to get that power of attorney.  This is especially true knowing that most sellers and buyers don’t live in Los Cabos or elsewhere in Baja California Sur.

More importantly, according to Nick, if your buyers and sellers are living in Canada or the United States, Nick and his real estate agents have the ability to do a remote power of attorney.  On top of that, he mentions that this is something new.  Therefore, if you want more information, just let them know.  But in general, make sure you use a power of attorney after an offer has been accepted.  It will lead to more sales, putting more money in your hands.
