The amazing Pacific Bay penthouse where Nick and Jesús meet
During the PODCAST, the first thing Jesús Valenzuela mentions is that he and his college Gaby Lopez have recently sold over $35M in real estate. Since January of 2022, Jesús has sold $19M so far this year. As Nick and Jesús state in the video, Jesús is just about to turn 20 years old, so Nick jokes with him about no longer being a teenager.
As you’ll notice in the video, Nick and Jesús are sitting in an amazing, luxurious, gigantic Pacific Bay penthouse. As Nick states to Jesús, it’s been over six months since they first met for a POCAST interview together. Jesús starts by telling Nick about how his young age has affected his ability to be a successful real estate agent for Ronival Real Estate for a year-and-a-half now – since he was 18 years old.
During their meeting, Jesús mentions that since he’s always been very professional and well spoken with his clients, age has never been an issue. Sometimes, after closing a deal his clients will ask him his age. This is just because they are curious. In other words, Jesús never gives his clients a reason to question his age throughout the process while making a sale.
The Cabo real estate market over the last year
Next in their conversation, Jesús tells Nick that the real estate market has been super positive during the last 12 months. For example, listings have been selling at the list price or higher very consistently. To elaborate, he no longer sends offers lower than the list price in order to get a better deal. He certainly did do that a year-and-a-half ago, back when he started working for Nick Fong at Ronival Real Estate.
There is a big explanation for why properties sell quickly at the list price or higher. First, there is quite a shortage of inventory in Cabo and throughout Baja California Sur. In other words, supply is smaller than demand. That clearly drives higher prices. Another reason for this is the extensive marketing Jesús and his team mate Gaby have put into their business – many leads are generated for each listing.
