Now that High Season in the Baja is quickly approaching, Nick Fong is eager to provide you with an idea of what has been happening in Pedregal over the last year. At the time of filing this video – October 2021, the micro-market of Pedregal has been nothing short of stellar. As an example, there are only 21 homes for sale now with 33 homes that have sold in the last 12 months.
This puts us at right around 8 months of inventory which by comparison Pedregal has historically always had 2-3 years of housing inventory.
Also, condos are no exception. To explain, there are only 19 units on the market and 55 units that are pending or closed in the last 12 months which means we only have a slim 4 months of condo inventory. Even lots that typically took years to sell are flying off the shelf. There have been 30 sales in the last 12 months and 47 lots currently on the market.
With such a small inventory, Nick is ready to reveal a few properties that are still available for purchase. As such, let’s start with Casa Esperanza..
El Pedregal’s Casa Esperanza
