See how to handle this situation with a first-time buyer
Being the representative for the buyer, Nick reveals the importance to immediately contact the listing agent. And since this video was created soon after this small disaster happened, communications with the listing agent hadn’t occurred yet. That means, Nick is currently in the process of directing his agent how to deal with this in a fast and effective way.
According to Nick, once the listing agent is contacted regarding this situation, the following must be dealt with: First, find out if this is a known issue. After that, find out if the listing agent is willing to fix the damage caused by the water. Nick says in the video that this is a “disclosure” situation now that the sale is under contract. In other words, this is something the seller must address carefully.
Second tip about dealing with the issue
As you’ll see, the better educated the agent is regarding various repair costs, the better prepared they’ll be once a buyer asks for a credit. According to Nick, there are two things must be handled properly. First, the buyer must be set at ease regarding the situation. Next, the agent must convey the realistic costs for repairs professionally.
Nick reveals that some buyers try to take advantage of situations like this. Knowing this, agents must be prepared to handle this professionally. As an example, if the problem only costs two or three hundred dollars to fix, buyers sometimes ask for thousands of dollars in “repair credit.”
The buyer’s agent must negotiate with the listing agent and the seller. As such, they must work both sides efficiently in this situation to provide a win for everyone involved. That means, if you’re going into the situation with unrealistic requests from the buyer, you ultimately will not be successful. Therefore, make sure you’re prepared in advance. Then, act fast and proceed carefully.
