Our core objective is to make sure properties are kept at their best at all times, ready to be enjoyed by owners and their guests. We are here to help our clients whether it's their second home, living abroad experience, or investment property. Each owner is assigned a three-member team lead by a Property Manager, bilingual and experienced, supported by an Operations Supervisor and an Accounting Executive, all of them trustworthy, reliable, and detail-oriented.

Home Inspections andReports

Our Operations Supervisors perform scheduled inspections, either weekly, prior to arrivals, after each rain or storm, and during maintenance tasks. In the case of vacation rental properties, we additionally inspect them prior to check-in to supervise house cleaning and verify standards and after guests check-out to ensure everything is in place, and if not, immediately report and follow up. Standards and checklists are in place for all inspections, observations, and issues are reported in real-time through our Operations System to your Property Manager who addresses any issues and reports back to you for follow-up or authorizations.

Preventive Maintenance &Repairs

Your Property Manager will ensure your home has a preventive maintenance plan according to your property needs and for the area, we live in. Preventive maintenance programs have significant economic benefits, including lower utility bills, and avoiding emergency repair costs. Your Operations Supervisor will take care of executing the program in time, as well as accompanying and supervising any maintenance contractors for repairs and projects at your home.

PunchList

We have realized that for new owners, this is one of the most important services that we can offer, it will give you peace of mind to know that you have a team following up on the list of items that may have been installed incorrectly, damaged during the course of work, or that are simply incomplete when the developer-builder-seller delivered your property.

Accounting &Transparency

Opening and managing your own bank account in Mexico is a very important part of our services, from that account we will pay every single one of your expenses. You'll receive monthly reports with cash flow details on deposits, withdrawals, and balances so you can stay up to date with where all the money's going! Transparency is crucial for Ronival.

Utilities UnderYour Name

As a new owner, one of your first concerns will be to get utilities under your name and avoid any service interruption. We will take care of it, we will advise you on the process, documentation needed, and do all we can so it is a seamless process.

Hurricane &Rain Season

Hurricane season starts in May and lasts until late November. During this time we get your house ready. This service includes coordinating the installation of your hurricane shutters, rolling and lifting your mats, lifting your curtains, placing sandbags in strategic places, putting your patio furniture inside, covering your grills and fire pits, etc. We also do after rain/hurricane inspections and send constant updates to you and your guests and renters.
